How Long Does a Custom Home Take to Build?

Design to keys is typically nine to twelve months. Here is where the time actually goes — and where schedules slip.

On time and on budget is a schedule discipline, not a slogan. The build itself is predictable; the front end is where most projects lose months.

Design and selections — 6 to 10 weeks

Plan development, engineering, and every selection locked before a permit is pulled. Deciding on cabinet color in month five is the single most common cause of delay and change orders.

Permitting and loan close — 3 to 6 weeks

County or city permits run in parallel with appraisal and final underwriting. With a one-time close, this is your only closing.

Slab to dry-in — 8 to 10 weeks

  • Site prep, forms, plumbing rough, and slab pour
  • Framing and roof decking
  • Windows, roofing, and exterior dry-in

Mechanicals to finish — 14 to 18 weeks

Electrical, plumbing, and HVAC rough-in; insulation and drywall; then cabinets, trim, tile, counters, paint, flooring, and fixtures. Draws release on inspection at each milestone.

Final walk and move-in

Punch list, final county inspection, certificate of occupancy, and conversion of your loan to permanent financing. Then you get the keys and the warranty package.
